Know what it is worth before you sign

A landman's written opinion of the bonus, the royalty, and the clauses that matter — priced from what the wells around you actually make — and then, if you want, we negotiate it for you. No real-estate license is needed to negotiate minerals in Texas, and none of our fee comes from the other side.

What we check

  • Bonus per net acre against recent leases in the survey
  • Royalty fraction and the cost-free clause
  • Primary term, shut-in, continuous-drilling, Pugh and depth clauses
  • Pooling and the unit size the operator intends
  • Who the lessee really is, and what they operate nearby

An offer to buy

What we check

  • What your interest earned in the last twelve months, by well
  • Permits already approved under or beside your tract that the buyer knows about
  • How the offer compares to the cash flow it would take
  • What a sale would do to the family's other interests
  • Whether you should sell any of it at all

The plat does the first part for free: draw your tract and look at the red circles — those are the wells coming that the buyer can already see.
